Positive: The house is cozy and beautifully decorated, with all facilities new, clean, and fully functional. Very practical. The space appears slightly larger in the photos, but it matches the presentation perfectly. The beds are comfortable and true to size. The backyard terrace and spa are amazing and add great value to the overall experience of staying in the Philmont - High Falls area. The host is very responsive and helpful. Self check-in was easy with a code. The neighborhood is safe and green. There are some restaurants nearby, but it’s worth checking their weekend hours in advance. We took rideshares from Hudson—it was an easy 15-minute drive. The High Falls area is stunning, and it’s just a 5-minute walk to a beautiful hiking trail with scenic waterfalls, and another 5-minute walk to the lake.
Negative: The staircase to the upper level, where the main bedrooms are located, is quite steep—something to keep in mind for guests with kids or mobility concerns. When the house is at full capacity, having only two restrooms can be a bit limiting, especially since accessing one of them requires using those stairs. The bedroom on the main level includes a private restroom and a second kitchen, making it ideal for guests seeking a bit more privacy. However, this bedroom isn’t separated by a door, which makes it less practical for shared use of that bathroom. There are several heating options throughout the house, but the primary system consists of AC units with heat functions. These work well, though the central heat on the main level can be a little noisy at times. As a historic house, ventilation can be a bit limited at times as not all windows can be opened.
